Reno/Sparks April 2009 Sales Report
Sales Activity:
There were 419 sold transaction in April. This was a 14% increase from the previous month and a 33% increase compared to April of last year. April marks the fourth month in a row of increasing sales in the Reno/Sparks area. The majority of this activity remains in the price range of $150,000 and under. However sales are still up in every price range with the exception of homes between $201k and $250k which have remained level.
The majority of sales still remain primarily Bank Owned and Short Sales, with a total of 71% all sales in the month of April that had a Special Condition of sale. However, this is a decrease of 1% from the previous month of March.
Month’s Supply of Inventory (MSI):
At the end of April, we had 7.9 month of inventory based on the 30-day April Sales rate. The MSI has continuously been decreasing over the past 3 months and is nearing what the NAR calls a balanced market (anywhere between 5-7 months supply). We haven’t seen this low of MSI since November 2005.
